How a renovation runs.

  1. Planned against the drawings

Steve works from your layout - where the vanity, tub, shower and island are actually going - so the rough-in lands where the design needs it.

  2. Quoted flat-rate before demolition

You get a written flat-rate quote for the plumbing scope before anything opens up, so the renovation budget holds.

  3. Rough-in while the walls are open

Supply, drainage, valves and carriers set and tested while everything is accessible - the one window when this is straightforward.

  4. Fixtures set at the finish

Steve returns to set and connect the fixtures once tile and cabinetry are in, then tests everything. The work is warrantied.

For renovators

The part of the renovation you cannot inspect afterwards

Tile, stone and cabinetry are what you see. The valves, drains and supply runs behind them are what decide whether the room still works in ten years. Renovation plumbing is about doing the invisible work properly in the one window when it is easy - while everything is open.

What renovation plumbing covers

  • Moving fixtures - relocating a shower, tub, toilet or sink to suit the new layout
  • New drainage and supply runs for islands, wet bars and added bathrooms
  • Venting for relocated fixtures - the part DIY layouts forget
  • Shower valves and in-wall carriers set true before the tile goes on
  • Freestanding tub rough-ins - floor-mounted fillers placed to the drawing
  • Replacing tired supply lines and shut-offs while the walls are open
  • Setting and connecting the finish fixtures once tile and cabinetry are in

The mistakes that hide behind tile

Almost every renovation problem we get called to fix was invisible on handover day: a shower valve set too deep for the trim, a drain without fall, a supply line kinked behind a vanity, a carrier that was never braced. By the time it shows, the tile is on and the fix costs ten times the prevention.

That is why the rough-in is pressure-tested and checked against the layout before anything closes up - the one moment this work is cheap to verify. If your renovation opens the walls anyway, it is also the cheapest moment to deal with aging pipes - see whole-house repipe.

Questions worth asking before demolition

The cheapest plumbing decisions are the ones made on paper. Ask these while the layout is still a drawing:

  • Can the toilet, shower or sink actually move to where the design puts it?
  • What does an island sink or pot filler add in supply and drainage terms?
  • Are the existing supply lines worth keeping, or is this the moment to replace them?
  • Which walls are opening anyway - and what should be upgraded while they are?
  • Do the chosen fixtures need a different rough-in than what is behind the wall today?

Working with your contractor and your schedule

Renovations run on sequence: plumbing rough-in has its slot between framing and boarding, and the finish work has its slot after tile. Steve works to your contractor's drawings and schedule, shows up in the right slots, and coordinates so the trades after him are never waiting.

The plumbing scope is quoted flat-rate before demolition, so the renovation budget holds - and if you have already bought the fixtures, customer-supplied fixtures are installed as standard. The work carries a warranty on parts and labour, like every Serpa job.

Freestanding tubs, glass showers and vanities - plumbed to the layout, then set and connected once the room is finished.

Kitchen renovations

Sinks, faucets and pot fillers through new cabinetry and islands, with the supply and drainage run to suit the new layout rather than the old one.

Common questions about renovation plumbing

Straight answers before you call.

  • Yes - Steve works to the drawings and coordinates his stages with the rest of the trades so the rough-in is ready when tile and cabinetry are.
  • Usually, and a renovation is the right time to ask. What it takes depends on the existing drainage and joists, which is assessed before it is quoted.
  • Before demolition. You get the flat-rate number while the budget is still being set, not after the walls are open.
  • Yes - customer-supplied fixtures are installed as standard, and Steve will tell you in advance if a chosen fixture needs a rough-in different from what is there.
